01The problem

When a guest is scrolling thirty rentals in your area, every one of them is the same eight photos.

Same kitchen. Same made bed. There is nothing to stop on, so they book on price. And those same photos on your Instagram just sit there, because nobody has ever shared a photo of a bedroom.

A walkthrough fixes both. People watch it to the end, so your unit becomes the one they remember instead of one of thirty — and it is the format the algorithm actually pushes out, in front of people who were never searching for you at all.

More eyes on the unit, fewer empty nights, and something real to show an owner.

02The work

Watch it,
then judge it.

Every one of these started as a folder of ordinary listing photos. No camera ever entered the building.

03Better walkthroughs

These are early.
They get better
every batch.

I would rather show you the real state of this than a reel I cherry-picked. Drag any of these across — left is the frame the shot starts from, right is where the camera takes it. Same room, same furniture, nothing invented. The pacing and the motion tighten with every batch I build, and I am not going to pretend these are the ceiling.

04How it works

Four steps.
One of them is yours.

01

You send photos
and an address

The listing gallery you already have, plus the address and a link if the property is live somewhere. That is the entire ask. Nobody has to be let in, nothing has to be staged, and you do not have to find a window when the unit is empty.

Your effort: about five minutes
02

We grade every
photo and build
the shot list

Each image gets labelled by room and checked for whether it can actually carry motion. The keepers get ordered the way a good agent walks a buyer through: arrive, come inside, living spaces, private spaces, then the outdoor wow factor, and close on something memorable.

Minimum usable set: 3 photos
03

Cinematic motion,
then frame-by-
frame QC

Every approved photo gets one slow continuous camera move written for that specific room. Then every clip is checked against its source photo frame by frame before it is allowed into the edit. Anything that drifts gets re-run, not shipped.

Rejected clips are re-run, never patched

Three cuts
land in your
inbox

Vertical for Reels and TikTok, horizontal for the listing and your website, and a short teaser for stories. Delivered as files you own. Post them the same day, on your own accounts, on your own terms.

Turnaround: days, not weeks
05What you get

One property.
Three cuts.

Cut for where they actually go, not one file you have to crop yourself at eleven at night.

9:16

The vertical

Full-frame vertical, paced for a feed. Built to survive the first three seconds, which is the only part that decides anything.

Reels · TikTok · Shorts
16:9

The horizontal

The long-form walkthrough. Sits at the top of the listing page and on your own site, where someone is already deciding.

Listing · Website · Owner pitch
TEASER

The teaser

A short cut of the best moments, for stories and for the message you send an owner when you want them to look now.

06The craft

Why it doesn't
look fake.

Most generated property video gives itself away in about two seconds — walls bend, furniture melts, a doorway becomes a different room. That is not a limitation of the tools. It is what happens when nobody sets rules.

These are mine, and they are the whole job.

Warping rooms Melting furniture Invented objects Teleporting camera Rooms morphing Impossible geometry
  • 01

    One move per shot

A single slow, smooth, continuous camera move, as if it were held on a professional gimbal. Never two moves combined in one clip — that combination is exactly where the geometry starts to fall apart.

  • 02

    Motion scaled to the room

A push that looks calm and expensive across a great room reads as a lurch in a powder room. The magnitude of every move scales down with the size of the space it is moving through.

  • 03

Your room, not a version of it

The first frame is locked to your actual photograph. What is in the picture is what is in the video — no furniture added, no fixtures changed, no square footage quietly invented.

  • 04

    Checked frame by frame

Every clip is compared against its source photo before assembly. On the last house, two clips were thrown out and re-run and two more were trimmed back. That pass is not optional and it is not skipped when a deadline is tight.

  • 05

    Ordered like a real tour

Arrive at the property, step inside, move through the living spaces, then the private ones, then out to whatever the wow factor is. It ends somewhere memorable. A shuffled gallery does not feel like a home.

07Pricing

No quote to
wait for.

Every number is on this page. The more properties in a batch, the less each walkthrough costs — and if units turn over month after month, a retainer is cheaper again.

One-off walkthroughs

Monthly retainers

The first walkthrough is free either way — you see what it does for one of your own listings before any of these numbers apply to you.

The first one is free,
on a real listing of yours.

Send me one property. I build the walkthrough before we ever speak, and we watch it together on a fifteen-minute Meet. You keep the files whether or not you pay me anything, and you can post them the same day. I would rather show you than talk you into it.

08Start here

Send one listing.
Watch it finished.

Photos first, then book the call for at least 48 hours later. That gap is what lets me have your walkthrough finished and on screen when we speak — so you are watching your own property, not somebody else's demo reel.

01

Send your property

Pick one listing you would like to see moving and send it over. This takes about five minutes and it is the only work you do in the whole process.

  • A link to the listing — the fastest option by far. If it is live anywhere, I will pull the full-size photos myself and you send nothing else.
  • Or the photos you already have — the listing gallery, straight off your phone or hard drive.
  • The address, so I know what I am looking at.
  • Anything I should not show — a room mid-renovation, a neighbour's window, a unit you have already let.

Three usable photos is the minimum. Eight to twelve is the sweet spot.

02

Book your Meet

Book it for at least 48 hours after you send the property. That is how long the build takes, and booking sooner just means it will not be ready to watch.

It takes 15 minutes. I share my screen, play your finished walkthrough, and walk you through exactly what was done to each shot and where each of the three cuts goes. You get the confirmation and the call link by email straight away. Nothing to install, and you never have to ring anyone.

What happens, start to finish

  1. Before You send one listing.

A link, or the photos you already have, plus the address. About five minutes of your time.

  2. Before I build the walkthrough.

From your photos, at no charge, before we have ever spoken. You are not paying for a maybe.

  3. 48 hours later We watch it together.

I share my screen and play your finished walkthrough full size, then walk you through it shot by shot — what the camera does in each room and why. You are judging your own property, not a demo reel.

  4. On the call You get the three cuts.

Vertical for Reels and TikTok, horizontal for the listing and your site, and a short teaser for stories — and where each one actually goes.

  5. After The files are yours.

Whether or not you go any further. Post it the same day. If you want more properties done, that is when we sort turnaround and pricing — not before.

No deck, no contract, nothing to sign.

Would rather just talk?

Booking is the easy way, but I answer my own phone. Call or text and we can sort it in two minutes.
